People build new homes for many reasons. Some want to design their dream home. Some are not looking to buy an older house because they see it as buying someone else’s problems. The reason why you’ve chosen new construction doesn’t matter. What truly matters is that you build the best home for your family.
As home inspectors, we can attest that some new constructions are built at a top-notch level, and yet even those homes will have some issues. It's the nature of the industry. The only way to catch issues before they happen is to have a professional inspect your home.
Here are the top five reasons why we think it’s essential to have an inspection before you move in.
Who out there reading this has never made a mistake? Not one person reading this can say they haven’t. But we all know that they’re called mistakes for a reason. Mistakes are not intentional. Yet, they can still cause serious, and sometimes costly harm. Combat human error in your new home by having it inspected thoroughly.
Not all errors in new constructions are there by mistake. Sometimes people think cutting corners and finding the least expensive way to finish a job is in their best interest. But this mentality isn’t always in the best interest of the homeowner. Cutting corners on electrical work can lead to costly repairs and even a fire.
Your crew could be the most honest and hardworking home construction crew that ever existed, but if they were sold faulty wiring, that isn’t going to make a difference. Sure, an electrician should be able to tell. But what if your brother-in-law, who is the contractor, hired someone else to do the electricity, and they bought the faulty wiring to save a couple of dollars?
Hiring an outside provider to install the electricity is another great reason to have your new construction inspected. No one has the time to go over the credentials of all the workers it takes to build their brand-new house. Additionally, smaller builders rely on their own team of subcontractors, who may not always have the proper credentials. Having an inspection ensures that all the people who helped construct your new home did their job thoroughly.
When you get your new home inspected before you move in you will have the builder right there to help and discuss any issues or potential problems during the building process. This also gives the builder time to make the necessary changes and you both can work on the issues together.
The thing with latent issues is you can’t see them. So a poorly fastened pipe might not reveal itself until you use the bathtub. By the time you discover that problem, it may be after the water has flooded your new hardwood floors. Hindsight is 20/20. Discovering problems before they happen always saves us money in the long run.
Any number of issues can cause faults in a new construction. Several can be life-threatening. This is why a home inspection of a new construction is essential. When you spend the extra time and money, you are doing your due diligence to keep your loved ones safe while sleeping under the roof you built for them. If you’re a landlord, your tenants deserve safety too.
