  • How much do commercial property inspections cost?

    $150-$250 an hour


    The final inspection fee will depend on the scope and timeline of the inspection, the size of the property, and the distance from our office.   • How long does it take to receive a proposal?

    The turn-around time is 24 to 48 hours.

  • Who might be performing the inspection/assessment?

    Any portion of the inspection, including the walk-through survey, research and report-generation, may be performed by the inspector, his/her staff, or any consultant hired by the inspector. This Standard recognizes that, for the majority of commercial inspections, the inspector is likely an individual with a general, well-rounded knowledge of commercial properties, and that the inspector or client may want to augment the inspector's skills with specialty consultants who have particular expertise in certain areas. The decision to hire specialty consultants will, of course, rely on budget and time constraints, as well as the risk-tolerance of the client.

  • Are all inspectors insured & licensed?

    All inspectors are insured and licensed to the highest degree. Along with the proposal, we offer to send verification of insurance to all of our clients who request one. No inspection is perfect. Our inspection services do not offer guarantees or warranties of any kind.

  • What is your cancellation policy?

    We ask that the cancellation be made within 30 days of scheduling the inspection. Past 30 days, the $300 deposit becomes nonrefundable.

  • How is an inspection report delivered to me?

    Upon scheduling the inspection, you will gain access to a secure inspection portal where you can view your schedule, invoice, agreements, and reports. Once your report is finalized and full payment is confirmed, you will receive both a text and an email notification informing you that the report is available within your portal. The report offers four viewing options: a comprehensive and summarized online interactive report, as well as a comprehensive and summarized PDF report. All versions of the report are optimized for both desktop and mobile viewing.

  • Does each inspection come with a cost-to-remedy report?

    While the inspector doesn't need to furnish a Cost to Remedy/Cure Report, this supplementary service is available upon client request as an "opinion cost-to-cure" report. Obtaining further details about the subject property to generate such a report will inevitably raise the overall cost of the inspection, both in terms of time and financial investment.


    The inspector is not required to provide repair estimates or opinions of costs to remedy. The inspector may offer opinions about such costs as a courtesy, but the offering of these opinions is outside the (standard) scope of a commercial inspection.

  • Do you offer your commercial inspection services outside of Charlotte, NC?

    We do offer our commercial services throughout the state of NC. However, additional costs will be added to the proposal fee to account for travel, and in some cases, lodging. These costs will be specifically outlined in the proposal.
